Structural Reinforcement in Rivière-des-Prairies

Structural reinforcement in Rivière-des-Prairies: LVL beams, steel columns, and new concrete footings in a crawl space. Project completed in Montreal.

Completed Project: Structural Beam and Columns on 8th Avenue

A Problem Discovered Before the Home Was Sold

Our client, Diane, wanted to sell her home located on 8th Avenue in Rivière-des-Prairies.

Following a home inspection, a significant structural problem was identified: the main beam supporting the floor had deteriorated considerably.

Before proceeding with the sale, the structural issue needed to be corrected.

Indigo Construction was therefore hired to carry out the necessary structural work.

New Concrete Footings to Properly Transfer Structural Loads

Reinforcing a beam involves more than simply strengthening the beam itself.

The loads must also be transferred to supports capable of safely carrying them.

For this project, the scope of work included demolishing two existing footings and constructing three new concrete footings to support the replacement columns.

The new concrete footings specified in the contract measured approximately 36 in. × 36 in. × 10 in. They were to be constructed on undisturbed soil and designed to support the new structural columns.

Three New Steel Columns and Beam Reinforcement

Once the new footings were completed, the project called for the installation of three new HSS steel columns beneath the existing beam.

The existing beam was also to be reinforced with two new LVL (laminated veneer lumber) beams extending along virtually its entire length.

The scope of work also included localized reinforcement of the floor joists around the opening providing access to the basement.

The project therefore addressed the structural system as a whole: concrete footings, steel columns, the main beam, and the framing surrounding the basement access opening.

The Result: Structural Issues Corrected Before the Sale

The work corrected the structural problem that had been identified before the property was sold.

For Diane, the objective was straightforward: have the necessary repairs completed so she could proceed with the sale of her home.

Once the structural work was finished, she was ultimately able to complete the sale.

Indigo Construction was also able to offer her a financing solution to cover the cost of the work. This allowed her to proceed with the necessary structural repairs before the real estate transaction and repay the financing after the sale.
