Foundation Replacement in Ville-Marie

Foundation replacement in Ville-Marie, Montreal. Foundation wall reconstruction, drainage, waterproofing, and structural work by Indigo Construction.

Rebuilding a Severely Deteriorated Foundation

The foundations of older buildings in Montreal can deteriorate over time to the point where localized repairs are no longer an appropriate solution.

In some cases, a section of the existing foundation must be demolished and rebuilt.

This type of work requires careful planning. Before removing a foundation wall that supports the building, the structure must be properly supported. The work then involves excavation, demolition of the existing foundation, and reconstruction of the new concrete elements before completing the drainage, waterproofing, and insulation.

Indigo Construction carries out complex foundation replacement and structural projects in Ville-Marie and throughout Greater Montreal.

When Does a Foundation Need to Be Replaced?

Not every damaged foundation necessarily needs to be replaced.

Depending on the condition of the concrete or masonry, the building's configuration, and the extent of the damage, different solutions may be considered.

When a foundation is too deteriorated to be adequately preserved, replacement may involve:

  • Temporary structural shoring

  • Excavation around the foundation

  • Demolition of the existing foundation

  • Construction of new concrete footings

  • Reconstruction of foundation walls

  • Replacement of structural components as required

  • Installation of a new French drain

  • Foundation waterproofing

  • Insulation

  • Backfilling and site restoration

The objective is not simply to replace concrete. The building must remain properly supported throughout the entire process, and the new foundation must be properly integrated with the existing structure.

Completed Project: Foundation Replacement on Rue de Rouen

A Severely Deteriorated Rear Foundation

Our client, Pascal, had recently purchased a duplex on Rue de Rouen in Ville-Marie as an investment property.

The building's rear foundation was severely deteriorated and required major work.

Indigo Construction was hired to replace this section of the foundation and properly rebuild the affected portion of the building.

Supporting the Building Before Reconstruction

Replacing an existing foundation wall requires a carefully planned sequence of work.

Before the foundation can be demolished, the portion of the building it supports must be temporarily shored up. The old foundation can then be removed to make way for the new concrete components.

For this project, the rear balcony also had to be temporarily removed to provide access to the work area.

The structural plans called for a new foundation, new concrete footings, and the necessary connections to the building's existing structural elements.

Drainage, Waterproofing, and Insulation

A new foundation must also be properly protected against water and moisture.

For this project, the plans specified a 4-inch French drain wrapped in geotextile, a DELTA-MS membrane, a Blueskin waterproofing membrane, and rigid insulation.

These components are an integral part of the reconstruction. Once the excavation is backfilled and the rear yard is restored, they become difficult to access.

A New Exterior Basement Entrance

The scope of work also included constructing a new exterior basement entrance with a door providing direct access to the basement.

The basement was already finished, so the new entrance had to be integrated into the reconstructed foundation while preserving the existing building.

These modifications were part of the overall transformation of the rear section of the property.

The Result: A New Foundation and a Restored Backyard

Once the new foundation was completed, Indigo Construction replaced the rim joist, carried out the waterproofing and insulation work, and reinstalled the balcony that had been removed to allow the work to proceed.

The backyard was then cleaned up and restored.

The result was a new foundation replacing the severely deteriorated section, complete with an appropriate drainage and waterproofing system and a new exterior basement entrance.

Pascal was very satisfied with the results and the service provided by Indigo Construction.
